Move-out cleaning checklist for Edmonton renters and sellers

Whether you are handing keys back to a landlord or to a buyer, the last impression a home makes is how clean it is when it is empty. Empty homes are unforgiving — every mark on a wall and every crumb in a drawer is visible — which is why a move-out clean is a different job from a regular visit.

Before the cleaners arrive

The best move-out clean starts the day before, with you:

  1. Empty everything. Cabinets, drawers, closets, the fridge, the oven, the garage. A move-out clean is priced for an empty or near-empty home; clutter has to be cleaned around, and that costs time and results.
  2. Move heavy appliances if you want behind them cleaned. For safety our team does not move furniture or items over 25 lb, so a fridge pulled out the night before is a fridge we can clean behind.
  3. Book the full square footage, basement included, so there is enough time on the clock.
  4. Sort access. A lockbox code or a key handoff arranged in advance means the team starts on time.

What a move-out clean covers

Our Move In / Move Out service is the Standard Residential Clean plus the deep-reset items an empty home needs:

  • Inside major appliances — fridge, oven and microwave
  • Inside cabinets and drawers
  • Baseboards, doors and trim cleaned and dusted
  • Walls, switches and high-touch areas spot-cleaned
  • Light fixtures, vents and fans dusted
  • Interior windows
  • Full floors throughout, vacuumed and mopped

It is $125 added to the standard clean for your home's size, so a 1,200 sq ft condo in Oliver comes to $304 and a 2,400 sq ft Summerside two-storey to $354 — the booking form shows your exact figure before you confirm.

Room by room: what inspectors actually look at

Kitchen. Inside the oven and under the stovetop elements, the fridge seals and crisper drawers, the range hood filter, cabinet interiors and the tops of the cabinets. Degrease the backsplash.

Bathrooms. Grout lines and silicone seams, the base of the toilet, the shower door tracks, exhaust fan covers, and the inside of the vanity.

Bedrooms and living areas. Closet shelves and rods, window tracks and sills, baseboards, the wall behind where the bed stood, light switches and door handles.

Everywhere. Scuffs on walls, cobwebs in corners, vent covers, and the floors — especially edges and under where furniture sat.

For renters: the deposit

In Alberta, your landlord has ten days after you move out to return your security deposit or a statement of deductions, and cleaning is the most common deduction. The move-in and move-out inspection reports are your evidence: bring the move-in report to the final walkthrough and compare it line by line. A receipt for a professional move-out clean makes a cleaning deduction very hard to justify.

For sellers: the handover

Buyers walk through on possession day with the same eyes as an inspector. Book the clean for the day after the movers, and leave the home as you would want to find it — there is no better last word than spotless.
